Homeownership is Within Reach!

The Orange County Housing Development Fund Corporation (OCHDFC) is a collaboration between RECAP, the Orange County Office of Community Development, NYC Housing Partnership Development Corporation, Rural Development Advisory Corporation and the Greater Newburgh Habitat for Humanity. The program makes homeownership a reality for families through the acquisition of federal and state funding under the Neighborhood Stabilization Program (NSP). The program revitalizes buildings and stabilizes home values in neighborhoods affected by foreclosures.

 

RECAP and the OCHDFC utilize NSP funds in Middletown, Newburgh and Port Jervis to nsppurchase bank-owned, vacant, or foreclosed homes which are renovated, evaluated by the Housing Partnership and the Orange County Office of Community Development. Renovations focus on a home's systems, energy efficiency, and health and safety. Finished homes are then put up for sale. 

 

RECAP brings together a professional development team of local financial institutions, Certified Homeownership Counselors, builders, appraisers, realtors and lenders.

 

Under the Neighborhood Stabilization Program, homebuyers may be eligible for grants of up to $60,000. The NSP serves homebuyers of various sizes with annual incomes of up to 120% of the area median income.  For example, a family of four earning up to $100,080/year may qualify for a maximum grant of $60,000. 


To ensure a prepared homebuyer, the NSP requires the completion of a Homebuyer Education & Counseling class conducted by a HUD Certified Homeownership Counseling agency.
